Land
- Find location in New Canaan that supports $2 million new construction.
- Determine degree of buildability through deep hole testing and soil scientist reports and survey.
- Buy the lot.
Design

- Specify the needs to a local architect based on the number of bedrooms and features.
- Architect designs a floor plan and elevations elevations to meet the needs of customer or market
conditions.
- We review those plans and refine to make this a Kaeser custom home, improving the flow from room to room, suggesting finishes, and adding features like built-ins and message centers.
- Orient the House on the lot to take advantage of sunlight, views, accessibility, privacy, parking and recreational needs.
- Work with a professional landscaper to develop a site plan that accommodates septic, well, and pool.
Permitting and Engineering Process
- Design septic and well plans for Town Hall approvals and permits at the following: Health, Wetlands, Zoning, Engineering, and Building Departments.
- Secure building financing with one of the local banks who know Kaeser’s reputation for quality homes that come in on time and on budget.
Building
- With permits, Kaeser clears the land and prepares for demolition. Kaeser has a perfect safety record.
Pour the foundation. - Erect the frame.
- Cover the frame with Tyvek and shingle, clapboard or stone.
- Roof with either cedar shakes or asphalt shingle.
- Blow insulation using state of the art ICYNENE foam for Energy Star(R) Certification.
- Install windows. Thermal, high-quality, double glazed, with true divided lights wiring. the whole house is wired for data, sound and lighting.
- Plumbing. Top quality Jado, Toto and Waterworks brass and nickel fixtures.
- Heating. Hydro-air or Geo-thermal for superior systems, energy efficient and healthier environment.
Finish
- Cabinetry. Custom cabinetwork in cherry, oak, maple and sometimes teak in the message center, the kitchen, the entry hall, the dining room, the library, all bathrooms, the mudroom.
- Corner boards, railings, porticos and oversized copper gutters demonstrate exterior quality.
- Hardwood floors throughout. Banded floors in the formal rooms.
- Mahogany front doors and stairway banisters.
- Landscaping. Terrace design. Gates and driveway design. Belgian block driveway aprons and borders.
- Paint. No baked on finishes. Paint is hand brushed throughout.
- Appliances. Top of the line Wolf, Asco, Sub-zero appliances. Double ovens, dishwashers and freezers are standard. New appliance drawers.
- Stonework. Counters in granite or marble. marble tile backsplashes in the kitchen and every bathroom throughout the house. Each one unique.
- Panelling. Deep, coffered ceilings in the formal rooms, bead board panelling and wainscoting on porches and mudrooms and raised panelling in the dining room.
- Underground sprinkler systems, stone walls and sod lawns are also standard on Kaeser houses.
